From valuation to the notary appointment, selling a house usually takes three to six months, sometimes shorter in sought-after locations with professional marketing. High-value or highly individual properties can take longer to find the right buyer.
Since the 2020 legal change, buyer and seller in Germany usually split the agent commission equally, unless an exclusive agreement specifies otherwise. The exact split is recorded in the agency contract.
Yes, an energy certificate has been legally required when selling a house in Germany since 2014 and must be presented at the latest during viewings. Without a valid energy certificate, fines of up to 15,000 euros can apply.
Legally, a sale without an agent is possible, but it requires time for valuation, marketing, viewings and contract negotiation, as well as market knowledge to avoid a financial disadvantage. For high-value properties, professional support is recommended.
