Yes. Since 2014, the energy certificate has been legally required when selling or renting residential buildings in Germany. It must be shown to prospective buyers or tenants at the latest during viewings.
If a valid energy certificate is missing at the time of sale, fines of up to 15,000 euros can apply. It can also delay the sales process, since buyers and notaries typically require the certificate.
A consumption-based certificate typically costs between 50 and 150 euros, while a more detailed demand-based certificate, which also accounts for the building fabric, usually costs between 200 and 500 euros. The demand-based certificate is often required for older buildings.
The consumption-based certificate is based on actual energy use over recent years and is cheaper, but less informative. The demand-based certificate analyses the building fabric itself and provides a more objective assessment, and is legally required for certain older buildings.
An iSFP is a tailored roadmap created by an energy consultant that shows in which order renovation measures on a building can be implemented most cost-effectively. It also increases subsidy rates in many KfW and BAFA programmes.
